Offer & Acceptance Process - What Goes Down Between Agents!

I wanted to talk to you a little bit today about the Offer and Acceptance.

What actually transpires between the two agents and how long it should take!



Well, generally when an offer is made the seller’s agent will receive that offer and she or he generally has 24 hours to respond.

I can look back on my own career — what happens is that within five or six hours you get some sort of feedback.

Whether it’s a counter offer or they accept the offer or I’ll get back to you tomorrow.

However, what happens next?

Well, once that offer and acceptance has been agreed upon by both parties —-traditionally it’s up to the buyer to then come forth with their inspector —- within seven business days.

Once my offer has been accepted, I really want to get on having an inspector there and get it done.

So, five days later, three days later, whatever it happens to be, the inspector will go make the inspection.

Also too, you can anticipate the inspection coming back to you within 24 hours.

The inspectors generally go in with a computer or an ipad — they type everything up as they go, and they’re done at the end of the day, and they send it out to you.

It’s pretty efficient.

So, once that buyer gets that negotiating tactic or the background of the house, then you make your next step.

So it’s either, okay, the inspector noticed that the oil burner is no good.

Well, that’s a big one.

So, then your agent should go back to the selling agent and say, listen, oil burner’s no good, replace it.

Oil burner’s no good, we want $5,000 credit.

Whatever it happens to be, whatever suits you.

So, that’s the Berger Point for today.

I wanted to tell you, too, one of the best concerts I ever went to was the Righteous Brothers.

Now, the Righteous Brothers have been around, of course, since the 60s, which I have too, but originally Bobby Hatfield and Bill Medley were the Righteous Brothers.

Bobby Hatfield died in the early 2000s, and Bill Medley is now currently 82.

However, his fill-in or his replacement the last 10, 12 years by the gentleman by the name of Bucky Hurd.

He’s fantastic. Fantastic voice. He fits, he compliments Bill Medley very well.

One of the nicest things that happened to me is that after the concert, I got a chance to talk to Bill Medley and his daughter, as well as Bucky Hurd, for at least five, six minutes.

And just a thrill.

So anyway, ask and you shall receive.
